The path has been cleared for Anand Vihar and Bijwasan station to become world class. At these two stations, passengers will get facilities like airport. MoUs have been signed in DDA and RLDA (Railway Land Development Authority) to make these stations world class. With this MoU, railways will be able to easily expand both these stations. Anand Vihar Station will be part of the first TOD (Transit Orientate Development) to be built near Karkardooma.

According to the MoU, the railway commercial will be able to use the land of DDA near these stations. The share of earnings from this will be shared between Railways and DDA. With this amount, the railways will be able to expand both the stations and it will not have to spend in this project from itself. MoU DDA Vice Chairman Tarun Kapoor, RLDA Vice Chairman and IRSDC (Indian Railway Station Development Corporation) CEO signed.

Actually both these stations have a lot of land owned by DDA. This land was leased by the Railways. But the railway commercial cannot use this land under the lease agreement. According to this MoU, the railway commercial will be able to use the land of DDA at Anand Vihar and Bijwasan stations. It is an MoU based on the revenue sharing model. According to the information received from the DDA, according to this MoU, the railway is free to use the said space of the DDA.

This land will be used for railway commercial and residential. According to the MoU, the revenue share will be two-thirds-one-third. Apart from this share, Railways will not have to pay any additional conversion charge to the ground rent DDA. Anand Vihar Area is a part of the first TOD proposed near Karkardooma. So there is more and more potential at this place. The development of Anand Vihar Terminal will cost around Rs 313 crore and the development of Bijwasan Terminal will cost around Rs 761 crore.
