There has been a slowdown in the real estate market in Rajasthan for a long time as the construction of new multi-storey buildings is not being approved. Now multi-storeyed buildings in the cities of Rajasthan will now be able to be built on a 60 feet wide road. Apart from this, at least 20 percent green area should be kept in these buildings for environmental protection. This provision has been made in the new rules designed for multi-storey buildings in Rajasthan. These rules will be released soon.

In fact, the Rajasthan High Court in January 2017 while hearing a Public interest litigation related to the city's mastplan, ordered that the state government fix space in the zonal development plan or masterplan for fixing multi-storeyed buildings in the cities. It was also said that these buildings, which adversely affect the rights of the residents living in the existing colonies, should not be approved. After this order, urban bodies almost stopped approving multi-storey buildings. In this case all the old and new projects got stuck. To overcome this obstacle that has been coming for almost three years, the current government has formulated new rules for construction of multi-storey buildings.

These rules will be implemented soon. The provision of redemption is also included in the new rules for the first time. Under this, if the builder or the urban body wants to bring a new group housing scheme by mixing together the vacant plots in the already developed colony. But it has to be kept in mind that this scheme will not adversely affect the interests of others living in that colony. It is believed that after these new rules are issued for multi-storey buildings, the obstacles coming in the construction of multi-storey buildings will be removed.

These are the proposed new rules

1. Bodies must prepare a plan for infrastructure upgrade.

2. At least 1500 sq.m of land will be required for construction of these buildings. Till now buildings were also being constructed on 1000 square meters.

3. The maximum height of the building up to 100 feet wide road will be 24 meters only.

4. On a road more than 100 feet wide, the height of the building will be equal to one and a half times the width of the road.

5. 12 meters or one-fourth of the height of the building, whichever will be higher. Accordingly setbacks have to be left.

6. At least two hectares of land in Jaipur and one hectare in other cities will be required for such a project.
